Tear-Off & Re-Roof
Roof Replacement in Pensacola
When repairs stop making sense, we replace the whole system — deck to ridge cap — and build it to stand up to the next Gulf Coast storm season.
Repair or Replace? Reading the Signs
Nobody wants to hear that their roof is done. The honest truth is that some roofs get there early on the Panhandle — fifteen summers of UV, salt air, and one bad hurricane can age a shingle roof faster than its warranty suggests. The signs we look for are shingles that crack when bent, bald spots where granules have washed away, flashing that has been patched over patches, and decking that flexes underfoot. One of these alone might be a repair. Several of them together usually mean you're paying to maintain a roof that's already lost.
What a Full Replacement Looks Like, Start to Finish
A replacement has a rhythm, and knowing it takes the stress out of the process:
- Inspection and quote. We measure every slope, check the attic, and give you a written scope — not a number scribbled on a card.
- Permit. We pull the building permit with the county before any work begins.
- Tear-off. Old shingles, underlayment, and flashing come off down to the bare deck, section by section.
- Deck inspection. Rotted or delaminated decking is cut out and replaced. This is the step cheap quotes skip.
- Underlayment. Fresh underlayment goes down, with secondary water resistance options that Florida insurers like to see.
- Installation. New roofing goes on with the fastening pattern the manufacturer and the Florida Building Code require for our wind zone.
- Cleanup and walkthrough. We sweep the yard for nails with magnets, haul away every scrap, and walk the finished roof with you.
Materials That Make Sense on the Gulf Coast
Architectural Shingles
Dimensional shingles are still the most popular replacement choice from Pensacola to Crestview. Modern architectural lines carry strong wind ratings when nailed to spec, and the color range fits almost any neighborhood. [PLACEHOLDER: shingle brands and lines First Eagle installs.]
Metal Roofing
Standing seam metal is the long-game option: excellent wind uplift resistance, fast water shedding, and a finish that reflects summer heat instead of absorbing it. Along the coast we spec coatings and fasteners rated for salt exposure.
Flat & Low-Slope Systems
For commercial buildings and low-slope residential sections, we replace TPO and modified bitumen systems with new insulation, proper drainage, and heat-welded or adhered seams. More detail lives on our commercial roofing page.
Code, Permits, and Wind Mitigation
Florida's Building Code sets specific uplift and fastening requirements for our wind zone, and a permitted replacement is inspected against them. That inspection protects you twice: once against shoddy work, and again at renewal time, because a code-built roof is exactly what a wind mitigation inspection rewards. Many homeowners see meaningful premium discounts after a replacement — we recommend ordering the wind mitigation report once the job is complete.
Replacements Through an Insurance Claim
After a hurricane, a replacement often runs through your insurer. We document storm damage with dated, organized photos, provide a detailed scope for your claim, and meet your adjuster on site when needed. If the roof is open to weather while the claim is processed, we can secure it with emergency tarping first — insurers expect you to prevent further damage, and a tarp does exactly that.
