What We Look At

A real inspection means getting up close, not glancing at the roof from the driveway. On a typical visit we walk every accessible slope (or use safe alternatives when pitch or conditions don't allow it) and work through a consistent checklist:

  • Roof covering: missing, creased, cracked, or granule-worn shingles; loose or dented metal panels; blisters, splits, and open seams on flat membranes.
  • Flashing and penetrations: chimneys, sidewalls, skylights, plumbing vents, exhaust fans, and rooftop equipment curbs.
  • Edges and drainage: drip edge, gutters, scuppers, and spots where water collects or overflows.
  • Attic or interior: when accessible, we check for daylight, damp decking, stained sheathing, and ventilation problems.
  • Storm indicators: wind-lifted tabs, debris impacts, and damage patterns consistent with a specific weather event.

What Happens After

You'll get our findings in plain language with photos attached. If everything looks good, we'll tell you that and suggest when to have it checked again. If there's a problem, you'll get options — a targeted repair, a longer-term plan, or a replacement estimate when the roof has truly reached the end of its life. You decide what happens next, on your timeline.

When to Schedule One

Good times to book are late spring before hurricane season ramps up, right after any storm with strong gusts or hail, when you notice granules collecting in the gutters, and before closing on a home purchase. Roofs that have quietly aged ten or more years under Panhandle sun also benefit from a look, since UV and heat wear down sealant strips and vent boots long before a leak shows up indoors.

After a Storm: Document First

In the days after a hurricane or strong tropical system rolls through Escambia, Santa Rosa, or Okaloosa County, homeowners and property managers are flooded with door knockers and flyers. Before you sign anything, get an independent picture of the damage. Our storm inspections focus on separating new wind and impact damage from normal wear, because that distinction is exactly what an insurance adjuster will be weighing. We organize the photos so they're easy to hand to your carrier and can be present for the adjuster's visit if you'd like.

For Homes and Businesses

Residential inspections cover shingle and metal roofs on single-family houses, townhomes, and small multifamily properties. Commercial inspections cover low-slope membranes, modified bitumen, coated roofs, and metal buildings, with attention to drainage and rooftop equipment. Either way, the inspection is free and the report is yours to keep.
